Terms of Service

HIVE is operated by HIVE Housing Technologies, a company registered in Nigeria (“HIVE”, “we”, “us”). These Terms govern your use of hivenigeria.com and any HIVE app or service.

By creating an account you agree to these Terms and to our Privacy Policy. If you do not agree, do not create an account.

You may use HIVE if you are 18 or older and can enter a binding contract in Nigeria.

HIVE is built for students and for housing agents. Student accounts are for finding a roommate or a room. Agent accounts are for listing rooms you are lawfully entitled to let or to market.

We may ask you to verify your identity, your student status, or your right to let a property. We may limit or suspend an account that fails verification.

• Give accurate information, and keep it current. Your profile is what other people rely on.
• One account per person. Do not create an account for someone else or share your login.
• Keep your password and one-time codes to yourself. Tell us promptly if you think someone else has access.
• You are responsible for what happens on your account.

HIVE is an introduction and listing platform. We show you people and rooms that may suit you, and we give you a way to talk to them.

We are not:

• a landlord, letting agent, property manager, or estate agent;
• a party to any tenancy, sublet, or roommate arrangement you enter;
• a guarantor of anyone's honesty, solvency, behaviour, or suitability;
• an inspector of any property listed on the platform.

Compatibility scores are an estimate produced from what people tell us about themselves. They are a starting point for a conversation, not advice, and not a safety assessment.

Verify independently before you pay anyone or sign anything. See the room. Meet the person. Check that whoever is letting it is entitled to.

Your profile, preferences, and lifestyle answers are used to rank possible roommates. You choose who to send a connection request to, and either side can end a connection at any time.

We may hide profiles from you, or yours from others, where that is needed to enforce these Terms or to keep people safe.

If you list a room, you confirm that:

• you are entitled to let or market it;
• the description, price, location, and photographs are accurate and current;
• the photographs are yours to use, and show the actual property;
• you will withdraw the listing once the room is taken.

Listings are user content. We do not verify every one, and their accuracy is the advertiser's responsibility.

Do not:

• misrepresent who you are, your age, your gender, or your student status;
• advertise a room that does not exist, or that you may not let;
• ask for money or bank details off-platform before anyone has seen a property;
• harass, threaten, stalk, or abuse anyone, or send sexual content to someone who has not asked for it;
• discriminate unlawfully against other users;
• scrape the platform, resell access, or use it to send bulk marketing;
• attempt to break, overload, or bypass the security of the service.

You can block any user, which removes them from your matches, and you can report a profile or a listing. Reports are reviewed by our team.

Reporting to us is not reporting to the authorities. If you are in danger or believe a crime has been committed, contact the Nigeria Police Force. We will cooperate with lawful requests.

Payments made through HIVE are processed by Paystack. We do not store your card details.

Where a payment relates to a listing, our commission is deducted at the point of payment and the balance is settled to the agent's account. The commission rate applicable to a transaction is shown before you pay.

Rent, deposits, and any other money you pay directly to a landlord, agent, or roommate are outside HIVE. We have no visibility of those payments and cannot recover them for you. Refunds for on-platform payments follow the terms shown at the time of that payment and Paystack's own rules.

You keep ownership of your photographs, bio, listings, and messages. You give us a non-exclusive, royalty-free licence to host, store, resize, and display that content for the purpose of running HIVE — for example, showing your profile photo to a match, or your listing on the browse page.

The licence ends when you delete the content or your account, except where we must keep a copy to meet a legal obligation or to resolve a dispute.

Do not post content you do not have the right to post.

You can delete your account at any time from your profile settings. Some records are kept after deletion where the law requires it — see the Privacy Policy.

We may suspend or close an account that breaks these Terms, that we reasonably believe is fraudulent, or that puts other users at risk. Where it is reasonable and lawful to do so, we will tell you why.

HIVE is provided “as is”. We do not promise that it will be uninterrupted, or that any match, listing, or user will meet your expectations.

We are not liable for the conduct of any user, for the condition or legality of any property, for any tenancy or roommate agreement, or for money you pay to anyone off the platform.

Nothing in these Terms limits liability that cannot lawfully be limited, including for death or personal injury caused by our negligence, or for fraud. Subject to that, our total liability to you for any claim connected with HIVE is limited to the greater of the fees you paid us in the twelve months before the claim, or ₦50,000.

We may update these Terms. If a change materially affects your rights we will give notice in the app or by email before it takes effect. Continuing to use HIVE after that means you accept the updated Terms.

These Terms are governed by the laws of the Federal Republic of Nigeria, and the courts of Nigeria have jurisdiction over any dispute.
